Description

The brief required that the existing window opening in the current dining room was enlarged as much as possible and the external wall between the kitchen and the existing lean to utility room removed, both requiring structural beam support.
the existing kitchen and new rear extension both to have double opening doors to the rear, and the rear extension to have an open ceiling with Velux window.
the new kitchen has a central island and sink arrangement new drainage installed
to maximize headroom, the loft conversion has a flat roofed dormer to the rear and a duo pitched front dormer of the effect of the retained dormers on the opposite side of Abbotsbury Road.

Design Solutions

Public sewers owned and maintained by Wessex Water were identified at an early stage as running across the rear garden of the parent property. Diversion of the existing surface and foul water sewers in the rear garden was required together with a legal agreement to allow continual access and maintenance by Wessex Water.

Description

Designed with a gabled ended roof with an open ceiling and Velux rooflights installed.
This form of design is used when there are constraints present, in this case the existing rear windows to the first floor restricting the height of the new roof. By having an open ceiling which follows the slope of the roof, this allows the roof height to be lower whilst still retaining head height and creating a feeling of openness to the room.

Description

The existing ground and first floor layouts were such that large areas were wasted due to the area occupied by the stairs were in the main living area. To overcome this stairs were relocated to the end of the building thus creating a large dining and lounge area. An existing dilapidated outhouse to the side was demolished and a new kitchen was added with a stepped access from the new dining area.
The first floor layout was completely redesigned with the new stair rising from the end of the building. Three bedrooms and a family bathroom were created with new windows cu into the main elevation.
